Methodology

Where this list comes from

Sources. Buildings where HM Land Registry registered leases held by tracked London companies end in the year. One company, one expiry; the demise (floor/suite) is stripped to the building. Floor area is the largest VOA rating-list or EPC area recorded for an expiring occupier at the building. Expiries known only from private sources are excluded from this list, so year totals here are lower than the district totals above.

Counting. Future lease expiry dates held against London companies (HM Land Registry registered leases, statutory accounts disclosures, and lease records on file), aggregated by postcode district and calendar quarter. Cells under 3 companies are suppressed. The year total above (75) counts every source; the building list (59) counts registered leases only, because only a register entry places a lease at a building with certainty.

Questions

2026 lease expiries, answered

How many London office leases expire in 2026?+
75 office leases held by London companies Signal tracks expire in 2026, by quarter: 2026-Q4 75. 59 of these are registered at HM Land Registry and can be placed at a named building; the rest are known from statutory accounts and lease records and are counted by district only. Figures as of 1 October 2026; registered leases are a floor, not a ceiling — many renewals never reach the register.
Which London buildings have the most office leases ending in 2026?+
35-38 Portman Square, W1H 6LR (4); Terminal House, 52 Grosvenor Gardens, SW1W 0AU (4); 18 Henrietta Street, WC2E 8QH (4) and 7 more buildings with two or more. 40 buildings in total have at least one registered office lease ending in 2026.
Which part of London has the most 2026 expiries?+
City & fringe leads with 21 registered expiries at named buildings, then Midtown (13) and West End & west (12). The district-by-quarter view for all sources is on the main lease-expiry page.
Who are the tenants?+
Not published. Signal names no companies on its public pages — the named, scored list of occupiers with a lease event coming is what customers subscribe to. This page lists buildings, which are public facts from the land register, so you can see where the decisions are coming.
Can I download this list?+
Yes — the building-level table for 2026 downloads as CSV from this page (building, postcode, district, submarket, leases expiring, largest known floor area, quarters). Enter a work email first; the same rows are shown on the page.
