London Office Movement Briefing: Week 43, 2026

In-market activity climbed to 279 organisations in October, with 410 lease events recorded and the City and fringe still setting the pace. Finance and tech lead sector demand, and this week's press brings a headquarters commitment from Zilch alongside a notable City estate sale.

The numbers

The in-market total stands at 279 London organisations tracked as heading towards a move, fit-out or refurbishment in October 2026, up from 255 in September — a rise of 24. Of these, 19 are now classed as advanced-stage opportunities, up from 17 the previous month. Lease events recorded this period total 410.

The increase in the in-market count outpaces the uptick in advanced-stage activity, suggesting the pipeline is being replenished faster than it is converting. For anyone tracking demand, that points to a broadening base of early-stage prospects rather than a sudden rush to the finish line. The scale of lease events relative to the in-market total also indicates a market with plenty of background churn beyond the headline movers.

Where the movement is

The City and fringe (EC postcodes) remains the dominant submarket by a wide margin, accounting for 100 of the tracked organisations. The West End (W) follows with 47, ahead of Midtown (WC) on 37 and Southbank/SE on 35. The North and North West submarket brings up the rear of the top five with 20.

By sector, finance and insurance leads with 52 organisations in the pipeline, followed by tech and software on 38. Professional and creative services and legal and consulting are tied on 29 apiece, with media and publishing completing the top five on 20. The concentration in the City and in financial and professional services points to core sectors continuing to drive the bulk of London's office movement this month, with tech close behind.

In the press this week

Fintech Zilch has committed £77m over ten years to a new London headquarters as IPO speculation builds, with Finextra Research confirming the move and Estates Gazette reporting that landlord Patrizia has let 33,160 sq ft to the firm for the headquarters deal.

Elsewhere, Estates Gazette reports that Frasers Group has won the bid for the City's Worship Street Estate, a sign of continued appetite for City holdings. In a separate move, coverage from Whoopsee describes Zaha Hadid's former offices becoming the new headquarters of her Foundation, a reuse case that sits alongside the more conventional lettings activity reported this week.
