London Office Movement Briefing: Week 42, 2026
In-market activity climbs to 263 as the City & fringe continues to dominate relocation demand, while this week's press confirms a major Clerkenwell HQ move and a second flagship closure on Oxford Street.
The numbers
The in-market total stands at 263 for October 2026, up from 255 in September — a rise of eight. Sixteen of these are currently flagged as hot, down from seventeen the previous month. Lease events recorded for the period number 411.
The modest uptick in the in-market count, against a slight fall in hot activity, points to a market where more occupiers are entering the search process but fewer are at the sharp end of a near-term decision. With 411 lease events logged, the underlying churn in the market remains substantial even where headline totals move only incrementally.
Where the movement is
The City & fringe (EC) remains the dominant submarket by a wide margin, accounting for 93 of the tracked opportunities. The West End (W) follows with 44, ahead of Southbank/SE on 36 and Midtown (WC) on 33. North & NW trails the group with 18.
By sector, finance & insurance leads with 48 live situations, followed by tech & software on 36. Professional & creative services account for 30, legal & consulting for 24, and media & publishing for 18. The spread across these five sectors reinforces the City & fringe's position as the focal point of demand, given the concentration of finance and legal occupiers based there.
In the press this week
A&O Shearman has completed its move into a new City headquarters after two decades based in Spitalfields, a relocation that will register as a completed move in the City & fringe submarket.
Elsewhere, the former Zaha Hadid headquarters is set to reopen as a public arts venue, while the London Fire Brigade is returning to its historic headquarters building — both moves that reflect ongoing repositioning of notable London buildings outside standard commercial occupier activity.
On the retail side, HMV has shut its flagship Oxford Street store for a second time in three years, with coverage noting the retailer is already searching for a new London flagship site, underscoring continued flux in West End retail-adjacent space.
On the investment side, a US rental operator is reported to be closing in on a £70m deal for an Invesco-owned asset, a reminder that capital market activity continues to run alongside the occupier moves tracked in this briefing.
