London office in-market total climbs to 747 as City and finance keep the lead
The numbers
The London in-market total stands at 747 organisations known to be actively seeking new office space, up from 707 the previous month — a rise of 40, or 5.7%. Of these, 38 are in the advanced stages of a search, unchanged on last month. Lease events, the underlying trigger data behind these searches, numbered 373 in the period.
The picture is one of steady rather than sharp expansion. The in-market count is climbing while the pool of advanced searches holds flat, suggesting new occupiers are entering the process at a normal rate but not yet converting into imminent decisions any faster than before. For those tracking demand, this points to a market building a pipeline rather than one seeing a rush of closings.
Where the movement is
The City and its fringe (EC postcodes) remain the dominant submarket by a wide margin, accounting for 276 of the in-market organisations, more than double the West End's 197. Midtown (WC) and the Southbank/SE cluster are closely matched at 70 and 68 respectively, with the Southwest (SW) trailing at 49. This concentration in the core and near-core continues to reflect where lease events and search activity are most densely recorded.
By sector, finance and insurance leads clearly with 198 organisations in the market, followed by legal and consulting at 107 and tech and software at 94. Professional and creative services account for 74, with media and publishing at 42. The gap between finance and every other sector remains substantial, underlining how much of current office demand across London is being driven by that single sector.

Latham is reportedly offering free meals to draw lawyers back into the office, while Latham & Watkins has completed its move into a new 300,000 sq ft City home, a deal also reported separately as a law firm signing for a new 300,000 sq ft base in the City. Elsewhere in the capital's life sciences corridor, nearly 800,000 sq ft of Golden Triangle lab space is now under offer following a dip in the second quarter. At Wembley Park, a run of leasing deals has been headlined by M&S, while further west, Relay has expanded its footprint at Prologis Park West London.
