How do you know it’s a refurb and not a move?+
The model scores relocation and refurbishment separately. Planning on the company’s own building, ownership of the freehold, renewals and EPC pressure push the refurb score; expiries, breaks and outgrowing push relocation. You can filter to refurb-dominant leads.
Where does EPC data come in?+
EPC ratings and floor areas are part of each company’s record. A poor rating on an occupied building is treated as forward pressure to upgrade — a signal, not a verdict.
Are these landlord or occupier leads?+
Occupier-first: the company whose office it is. That’s who appoints designers and contractors for Cat B and occupied-refurb work.
How fresh is the planning data?+
