FM leads · London

Facilities management leads, timed to the moment contracts move.

FM contracts don’t churn on a schedule — they churn when the office changes. A move, a refit, a new floor: that’s when incumbents get reviewed and new providers get a hearing. Signal finds the London companies heading into exactly that moment, months before the RFP.

Why pipelines run late

By the time it’s public, it’s priced.

Incumbents die hard

An FM contract at a stable office renews by inertia. Cold-calling stable buildings is the hardest sell in the industry.

The trigger is invisible

The moment a company decides to move, its FM arrangements go into play — but that decision happens 12 months before anything is public.

Frameworks favour the known

By the time FM procurement formalises, the shortlist reflects who was already in the building’s orbit. You need to be known before the review.

FAQ

Questions, answered.

What makes an office move an FM lead?+
A new office means a new FM scope: cleaning, M&E, security, front-of-house, workplace services — either tendered fresh or renegotiated. The provider who reached the occupier while the move was still forming writes the spec everyone else prices against. Signal surfaces that window with 6–18 months’ warning.
Do you cover FM contract renewals too?+
Indirectly — the strongest renewal-risk moments (relocation, refurbishment, downsizing, new ownership) are exactly the signals Signal scores. A company staying put with a stable lease rarely reviews FM; everything on the in-market list is, by definition, in flux.
What does an FM lead include?+
The company, its score and why-now, move-timing window, recorded floor area and headcount (contract-sizing basics), and a named decision-maker with phone where available — pushed to your CRM when you pursue it.
Is this UK-wide?+
London first — that’s where the density of moves supports weekly scoring. Multi-city coverage is on the bespoke tier.
