London office moves: in-market total jumps a third to 943 in August
In-market activity climbed to 943 opportunities in August, up from 707 the month before, as central London take-up indicators point to the busiest conditions since 2007. The City and West End continue to dominate, driven by finance, legal and tech occupiers.
The numbers
The London office moves in-market total stands at 943 for August 2026, up sharply from 707 in July — a rise of 236, or roughly a third, month on month. The number of hot opportunities has also edged up, from 38 to 40. Lease events across the market reached 389 in the period.
That jump in the in-market total is a large one for a single month and points to a broad pickup in occupiers actively assessing space, rather than a one-off spike from a handful of large requirements. With hot opportunities holding roughly steady, the growth is concentrated further back in the pipeline — more organisations starting to think about a move, fewer yet at the sharp end of decision-making. For agents and landlords, that suggests a busier autumn as this wider pool works its way through appraisal and shortlisting.
Where the movement is
The City and fringe (EC) postcodes remain the dominant submarket by some distance, accounting for 358 of the tracked opportunities. The West End (W) follows with 226, then Southbank/SE with 88, Midtown (WC) with 86, and North & NW London with 59.
By sector, finance and insurance occupiers lead the field with 237 live situations, ahead of legal and consulting on 140 and tech and software close behind on 139. Professional and creative services account for 97, with media and publishing at 53. The concentration in EC and the West End, paired with finance and legal demand, points to continued churn among established City and Midtown occupiers rather than a shift towards fringe locations.
